54) Find out if your state has a Mechanics Lien law. A Mechanics Lien law means that subcontractors and suppliers may have legal rights to lien your property in the event the contractor defaults on his/her financial obligations. Have the contract state how the contractor will reduce and ultimately eliminate those lien rights as subcontractors and suppliers are paid for their services and materials.
66) Make sure you receive a decision timetable from the Contractor to ensure you will be making decisions in the right order and in the right time. This timetable should be directly related to the construction schedule. For example, on April 10 - plumbing fixtures must be ordered.
81) Deal immediately and thoroughly with any dispute that arises during the project. Set up an appointment with your Contractor to discuss the issue/s in detail, free of distractions. Let both sides tell their story. Seek to reach a compromise resolution by the end of the meeting. This will save time and money in the long run.
